In short: The most useful pre-pour finding is not a mistake in the work. It is work that has not happened yet and was about to be covered in concrete.
Beams that were not there
We have recorded beams shown on the drawings and not installed at the time of inspection, and internal slab beams obstructed and not running continuous. A beam that stops where something is in the way is not the beam the engineer designed, and once the pour happens that is the slab you own.
Termite protection breached
Breached in several areas, on a Donnybrook job. At pre-pour that is a repair taking minutes. Afterwards it is a permanent set of entry points under a finished house.
Anti-ponding board
We have also photographed an anti-ponding board not installed under the sarking. It stops water pooling at the eaves where sarking meets the gutter line. Without it, water sits exactly where the roof is least able to deal with it.
The Whittlesea corridor
Olivine, Katalia, Kinbrook and the surrounding Donnybrook releases are among the fastest building in Melbourne's north. On programs that fast, the interval between a stage being ready and being covered is short enough that inspections have to be booked ahead.
