Bathrooms and toilets in a Donnybrook rental
Two of Victoria's 15 rental standards cover the bathroom and the toilet. What a Donnybrook rental needs in each, and the leaks that most often fail them.

In short: A rental needs a basin, a shower or bath with hot and cold water, and a working toilet in a suitable room. The fixtures are rarely missing in Donnybrook; what fails is water escaping around them.
What the two standards ask
The bathroom standard asks for a washbasin and a shower or bath, each connected to hot and cold water, with an efficient shower head. The toilet standard asks for a working toilet in a room intended for one, connected to sewer or septic.
Where water gets out
Shower sealant that has aged and gone mouldy, a shower base cracked at the corner of the recess, and a slow weep at the toilet pan are the usual culprits. None stops the fixture working, but each lets water reach the floor and the wall framing.
Why it matters beyond the bathroom
A leak that runs for months is how a bathroom problem turns into a mould and damp failure in the next room, and the mould and damp standard covers any damp caused by the building. Catching it between leases is far cheaper than after a renter reports it.
How we check
We look at each fixture, confirm hot and cold supply where it is fitted, photograph the sealant lines and the base of the toilet, and run a moisture meter over the floor and walls nearby. Readings above normal are recorded with their location.
